Mrs. Sutton has a broad and varied commercial and residential real estate practice.  She regularly assists real estate owners and developers in the acquisition, development, subdivision, zoning, leasing and sale of real property, including the formation of residential planned communities, commercial and residential condominiums, timeshare and fractional interest projects, shopping center facilities, office complexes and mixed-use developments. Mrs. Sutton also advises  developers in the preparation of planned community and condominium documents and represents condominium and community associations on a wide variety of legal matters, including transition issues, amendment of community documents and resolution of community issues and disputes.  She negotiates and prepares all forms of real estate and loan documentation on behalf of purchasers, sellers, landlords and tenants. Finally, she counsels clients on compliance with the Interstate Land Sales Act and related state regulation of land sales.

Professional Experience

- $44 million acquisition and development loan for the construction of a residential and commercial development encompassing 2,000 acres; 

-  $8 million educational facilities revenue bond transaction;

- $4 million asset purchase transaction involving the sale and financing of property and assets located in six counties in Eastern North Carolina from multiple sellers in bankruptcy
